You owe too much
As a professional home buyer, we are in business to make a profit like any other business. If you recently purchase a home and used a local mortgage company to finance the property, chances are your loan balance will be fairly close to what the property is worth. If that is the case, we would not be a great option for you. We need to buy properties below market value in order to have a shot to earn a profit. We provide people speed and convenience, in exchange for some equity they may have in their homes. If you do not have a lot of equity, selling it with a realtor or as a for sale by owner might just be your best option to ensure that you can net enough to pay the mortgage of and hopefully get your down payment back. The other option is sometimes we can take over the payments on a mortgage if a seller wants to just walk away and not have the payment anymore, but if you are looking to cash out and get the mortgage released from your name, your best bet is to list it with an agent or sell it for sale by owner.
You’re house is in great shape!
If your house is in great shape and doesn’t require any repairs, painting, flooring, etc., then chances are selling to us or any other investment company would not be the best choice IF your looking to get the most money for the sale of your home. We typically buy houses that are in need of some TLC (not always) and often we find that our clients would rather take less for their house and not have to deal with fixing anything. We have bought homes that were in great shape but this is usually a situation where the seller doesn’t want to deal with potential buyers, inspections, appraisals, etc.
You have some time to sell your house.
Often, the clients we work with are looking to sell their property within 45 days or less. Some of our clients need to close in 14 days or less! Luckily for those clients, we have the structure, resources, and network to do that. For others, they are interested in selling their home but they have some time. They will often “test the market” by putting their house up for sale at a high price to see if they can get the right buyer who is willing to pay top dollar. If not, they stay and eventually take it off the market. If you are looking to test the market and get top dollar, we will not be the right answer for you.
While we aren’t the right fit for everyone, we are a great fit for those people in the Green Bay and Appleton areas who have a property they need to sell fast. We will buy these properties in any condition and we do not require the sellers to make any repairs.
